  1. Add https://handout.us/mcp and select OAuth.
  2. Sign in to Handout and approve read and write access. Changes still require your confirmation.
  3. For queries only, connect https://handout.us/query-mcp instead.

Custom MCP availability depends on your ChatGPT account and workspace. The public directory listing is still being prepared.

Gemini

Create a Gem with the Tobby instructions baked in:

  1. Download the SKILL.md file below.
  2. Go to gemini.google.com → Gems → New Gem.
  3. Paste the contents of the file into the Gem's instructions and save.

Note: Gems can't call external tools directly — your Gem will draft and guide. Connect Claude, ChatGPT, or Muse when you want it to act.

Do I need a handout.us account?

Yes — it's free. Your agent signs in as you and only ever sees your own properties.

Is it free?

Managing your properties on handout.us is free. AI / MCP access is self-serve: connect with OAuth from your assistant. For clients without OAuth, use the API-key option on the connection page.

What can my agent do?

Look up properties, leases, and tenants; create tasks and reminders; log transactions with receipts; attach documents; pull income, expense, and deposit reports.

Can my agent change things without asking me?

No. Every write shows you a preview first and waits for your confirmation — nothing is ever written silently.

Is Tobby replacing my AI assistant?

No — it works through your assistant. You keep talking to the agent you already use, in plain language. When a job needs doing, your agent calls handout.us tools to do it: your agent gives the orders, Tobby does the work.
